Useful guidelines for investors
RULES OF PARTICIPATION
1. The investor selects one or more building blocks or one of the four building circles.
2. Each block has a separate code number. The selection is made on the basis of the code of each block.
3. Each block contains 3,400 sq. ft. of which 400 sq. ft. is deducted for Public Works and roads.
Net block area of 3,000 sq.m. in favour of the investor.
4. The building conditions will be given after the decisions taken by the competent state bodies, based on the request for flagship investment to formulate the building conditions.
5. The permissible floor limit of each building will be requested to be from three (3) to four (4) meters in total height, except for the ground floor which may be from 5m to 6m in height.
6. The height excludes skyscrapers in the INTERNATIONAL BANKING CENTRE, which will be built with special building criteria.
7. The monthly rental cost in Sector A of each block (3,000 sq.m) during the construction period of the building is 8,000 euros, plus taxes.
8. The monthly rental cost during the period of operation of the building is as follows:
In Sector A of each block (3,000 sq.m.), with the characteristic green colour, from the day of operation of the building complex in the building canal of the Delphic Earth & Space Amphitheatre, is 20,000 euros, plus taxes.
The rent is increased every three years, according to international indexation rates. While in the blocks in Sector B, with their characteristic brown colour, the monthly rent is EUR 15 000 per square metre of 3 000 m2 net area.
9. The interested investor has the possibility to request two, three or even four building blocks for rent for his business, with the same cost conditions per block.
10. The interested investor has the possibility to use for his own business a part of the area of 3,000 square meters of a block and to sublease the remaining part – taking into account the remaining structure limits – to another investor chosen and proposed by him.
11. The investor shall design with his team and submit the architectural plans of the building he wishes to build, in accordance with the building regulations applicable to the Delphic Amphictyony. Once the plans have been approved by the competent committee and the relevant building permits have been obtained, the construction of the building complex can begin.
12. If the investor orders to the special Building Office of the Delphic Amphictyony, the construction of his building, there will be a mutual agreement concerning the type of materials, the quality of the internal and external coverings, the static studies, etc. At the conclusion of the consultations he will receive in a formal proposal the total cost of construction of the building based on the square meters of the building. The formulated cost prices of the building construction will be lower than the cost of construction in Silicon Valley or other cities in Europe.
13. The technological and operational equipment of the building will be carried out by the Investor’s Task Team.
14. The investor wishing to cooperate with the Delphic Earth and Space Amphictyony receives the map of Kannavos with the coded squares and circles and selects the desired location by proposing the code of his/her choice.
15. The request is completed with the mutual agreement on the investor’s choice code in the chosen square.
16. The investor, as far as he deems necessary, may, under the current terms of lease of the space in his use, lease his premises to another investor with the consent, from the authority, of the Delphic Amphictyony.
17. The rentals of building circles and blocks to investors are subject to agreements with a term of up to 99 years and with the right to renew the agreement of both parties. Cases of cessation of rent payments by investors are described in detail in the written agreements with the Delphic Amphitheatre.
18. Entrepreneurs who cooperate with the Delphic Amphitryony, with a calculation of one per square meter, can have permanent accommodation in the ultra-luxurious Grand Resort Amphitrion Hotel, at an extremely low monthly cost.
19. The executives and clerical staff of the companies participating in the Delphic Amphictyony’s Urban Kannavos will be facilitated with easy access to their services through the underground railway network and electric cars that will connect their place of residence to the Business Kannavos.
20. Within the streets of Kannavos, transportation will be allowed, through special mopeds and four-seater hybrid cars, which can be parked in parking lots, in front of the entrances to the City of the Delphic Amphictyony or in the underground parking lots of the businesses.
21. It is planned to build special unit, near the Delphic Amphictyony for the staff of the businesses, at a cost per person of less than 1,500 euros per month.
22. A proposal has been envisaged to build an airport, a rail and road passenger transport network and a special road network within the area of Kannavos and City, on which electric and hybrid cars will circulate.
23. The overall Delphic Amphictyony project has included the operation of a Magnetic Train, which will connect the Athens Kifissia Avenue pedestal with the Delphic Amphictyony Airport, the City of the Golden Section, Ambrose and Heptapolis, with possible extension to other passenger or commercial hubs.
